ARC Requests
Note: If you are planning to make any changes to your yard or the exterior of your Unit, written approval from the Vista Lakes Architecture Review Committee (ARC) is probably required.

- The ARC meets the 1st and 3rd Tuesday of each month.
- Deadline for submitting a request is noon the Monday prior to the Tuesday Meeting.
Fencing
- Wooden and Vinyl shadow box fences and Vinyl panel fences are prohibited on properties immediately adjacent to lakes or retention ponds.
- Metal picket fences are permitted on all resident properties at permitted fence locations.
- Fences are prohibited in front yards.
- Fences in side yards shall be at least 10 feet back from the front corner of the Unit.
- On corner lots, shadowbox and panel fences in side and back yards that border on a side street shall be at least 2 feet from the property line.
- On reverse corner lots (those lots whose back yards abuts, i.e., shares a common property line with, a neighbor’s front yard), fences shall be set back 15 feet from property lines that border a street.
- Generally, 6 foot fences fronting on side streets should maintain a height of 6 feet to the rear property line.

Fill out the ARC application
- Select fence type
- Shadow Box (wood)
- Sign and attach Appendix A.
- NOTE: Must be painted to match Home Depot Behr White within 30 days of installation.
- Black Aluminum
- Sign and attach Appendix B.
- NOTE: This is the only approved fencing along waterfront.
- Vinyl
- Sign and attach Appendix C.
- Shadow Box (wood)
- Select all applicable lot types.
- Provide a copy of "marked up" survey showing setbacks and location of project.
- Provide copies of plans, material list, specs, pictures, sales brochure, etc.
NOTE
- Posts must face inward (not permitted on waterfront).
- Fences are not to be placed along brick walls.
House Painting
All approved color schemes are available for review at the Residents’ Club. You can also view these on the Sherwin Williams site below. Please note, the exact colors listed online might vary slightly from the color listed in the color scheme books at the clubhouse. Please refer to the books before finalizing your choices.
HOA Approved Color Schemes
- Fill out the ARC application
- Fill in Body, Trim, and Door
- Confirm colors in the Residents' Club books
- Fill in Book # and Scheme #
NOTE: ARC approval is not needed if doing the same color it already is.
Trash Receptacle Enclosure
- Trash receptacle enclosures may be constructed using four (4') foot high wooden shadow box or vinyl solid panel fence material installed in accordance with Appendix A and Appendix C fence specifications.
- Posts shall be securely set a minimum of two (2') in ground.
- Footprint size is limited to contain three (3) trash receptacles (approximately 3' X 9').
- Must be at least ten (10') feet back from the front corner of the Unit.

- Sign and attach Appendix A.
- NOTE: Must be painted to match Home Depot Behr White within 30 days of installation.
- Vinyl
- Sign and attach Appendix C.
- Shadow Box (wood)
- Attach a copy of "marked up" survey showing setbacks and location of project.
- Provide copies of plans, material list, specs, pictures, sales brochure, etc.

Fill out the ARC application
- Select one of the above reasons or fill out the Other field.
- Provide a copy of "marked up" survey showing setbacks and location of project.
- Attach copies of plans, material list, specs, pictures, sales brochure, etc.
This form must be completed by the Homeowner or the Homeowners Agent and submitted to the (ARC) for approval prior to the commencement of any work. Once the (ARC) has approved and dated your application, work must complete within 1 year or a new application must be submitted.
